Edviro

Edviro is a vendor-neutral AI intelligence and execution layer for the people who run buildings, with K-12 public school districts as its core market and universities, real-estate portfolios, and construction/ESCO partners as expansion segments. It connects the systems a facilities team already uses — utility bills, meters and interval data, BMS/BAS exports, schedules, sensors, and work-order systems — learns each building's normal behavior, and continuously flags schedule drift, after-hours runtime, demand spikes, equipment faults, and billing anomalies. Edviro then closes the loop: it diagnoses likely causes, prioritizes findings by ROI, drafts or routes work orders through the team's existing workflow, and adjusts supported setpoints and schedules where the integration, permissions, and customer authorization are in place. Every change is verified against a learned baseline in real meter and billing data, producing board-ready measurement and verification designed to support IPMVP-standard workflows. The same living building model simulates interventions before money is spent — repair versus replace, controls upgrades, retrofits, and rate scenarios — ranked by modeled cost, payback, and operational impact. Edviro does not replace facilities staff, the BMS, or the CMMS; it augments them. Edviro has publicly reported saving clients six figures across multiple buildings to date.
